A document or transaction requiring the Signer to swear an oath or affirm to a Notary that the contents of a document are true. An affirmation is a pledge of honor, whereas an oath is a pledge to a higher being. Both are acts indicating truthfulness.
Confirms the identity and validity of the information in a document. The Notary and the Signer must be together and the Notary must lead the Signer through an oath, in which he confirms the statements made within the document are true.
Some documents require neither an acknowledgement nor an oath or affirmation. In these cases, the Notary must simply witness an individual's signing of an instrument; a contract or document.
Additional training and certification is required to become a Loan Signing Agent. In addition, LSA's must have background screening, carry E&O (Error & Omissions Insurance) and be bonded by the State of Texas.
